An EMI looks harmless on a bank's brochure and brutal on a 20-year amortisation schedule. These calculators show both sides: the monthly outgo you have to fund from salary, and the total interest you hand over across the tenure. Run a home loan at 8.5% for 20 years and you will usually find the interest is close to the principal itself — which is exactly why a small rate difference, a shorter tenure or one annual prepayment changes the outcome so sharply.
